Renaissance TND 3670 Wichita St
Southeast Fort Worth | 27.94 Acres | 236 Units | Approved
In the heart of Fort Worth's Council District 8, the Renaissance TND project is back came back to the City to get plat waivers after they received site plan approval on 12/13/23.
The preliminary plat, which closely mirrors the site plan previously approved by the City Council, consists of 163 single-family attached residential lots, 56 single-family detached residential lots, 2 multifamily lots, and 9 private open space lots. The Housing Channel, a key player in the project, has set a goal to sell 40% of the for-sale townhomes to buyers with incomes between 80% and 120% of the Area Median Income (AMI), ensuring a mix of affordable and market-rate housing.
To create a more pedestrian-friendly environment, the applicant requested and received waivers allowing 63 residential lots to front onto private open space areas rather than residential streets and five dead-end alleys without approved turnarounds. These waivers were necessary to maintain consistency with the approved site plan.
Commissioner Henderson expressed his support for the project, stating:
‟I'm very happy to see that this part of the development Renaissance Squares is moving forward. It's been a long time. This is project to, in this neighborhood, it's built itself up to provide fresh food in the neighborhood and so many other amenities and access to products and services. It's great to see more single family residential also being added right there. I think it's great I'm happy to be a part of it.
The Renaissance Square project has been a collaborative effort, with the Housing Channel working closely with local organizations like the Renaissance Heights Foundation and engaging with the surrounding community. This partnership has garnered support from the neighborhood, with letters of support submitted and no known opposition.
While the commission conditionally approved the preliminary plat, pending the applicant's adherence to staff report comments, they noted potential concerns regarding easements for water and sanitary lines. The applicant is diligently working to resolve these issues with the water department. However, as Chairman Boren pointed out, "One thing that I did notice is that there are still some, I think, concerns about the easements for the water and the sanitary lines. And I hope that that's not on the plat, but if those are going to impede anything, there is some risk involved in us approving this. If you have to make any changes, you'll have to come back."
The preliminary plat consists of 163 single-family attached residential lots, 56 single-family detached residential lots, two multifamily lots, and nine private open-space lots.
The development is located in Council District 8 of Fort Worth, Texas.
The applicant requested waivers to allow 63 residential lots to front onto private open space areas rather than residential streets, and to allow five dead-end alleys without approved turnarounds. The commission approved these waivers.
The preliminary plat is representative of a site plan that was previously approved by the City Council for the housing channel for these lots and various units. The waivers were necessary to ensure that the preliminary plat closely mirrors the approved site plan.
The development is part of the larger Renaissance Square project, which has been ongoing for some time. The project aims to provide fresh food, amenities, and access to products and services in the neighborhood.
The commission noted that there might be some concerns regarding easements for water and sanitary lines. The applicant is aware of this and is working to resolve these issues with the water department. However, there is some risk involved in the commission approving the preliminary plat, as any changes required due to these issues would necessitate the applicant to return to the commission for further approval.
The commission conditionally approved the preliminary plat, subject to the applicant meeting the planning comments in the staff report.
The Housing Channel’s has a goal for the mix of their for-sale townhomes to have 40% of the units sold at 80% to 120% Area Median Income (AMI).
Compared to the original concept plans, there will be fewer smaller-lot single-family homes and more larger-lot single-family homes. The lot sizes range from 50-55 feet.
The Housing Channel coordinated extensively with neighborhood organizations like Renaissance Heights Foundation, as well as the surrounding community. Letters of support were submitted and there is no known opposition.
